Why it matters
This is a chance to buy a government-built flat in Delhi at a listed price, with Narela flats about a quarter cheaper than listed. The booking window opens soon, and the upfront payment is ₹4 lakh, so buyers need registration done and money ready before 16 November.
DDA flats are back on sale in Delhi. The Delhi Development Authority (DDA) opened registration on Friday, 6 November 2026, Dhanteras, for 445 middle income group (MIG) flats in Narela, Loknayakpuram and Jahangirpuri, with prices starting at ₹43.36 lakh, the Indian Express reported. Booking itself starts on 16 November, according to the DDA notification quoted by the news agency Press Trust of India (PTI).
The scheme is called DDA Khushhaal Pariwaar Yojana 2026 (the Indian Express spells it Parivaar). Most of the DDA flats, 296 of them, are Narela flats, where the DDA is offering a 25% discount.
DDA flats on offer: where they are and what they cost
The DDA flats in the three locations differ widely in size and price. Here is what the two reports give:
| Location | Flats | Size (plinth area) | Price |
|---|---|---|---|
| Narela (Sectors A1 to A4, Pockets 1B and 1C) | 296 | About 114 sq m | ₹67.03 lakh to ₹67.41 lakh, after 25% discount |
| Loknayakpuram (Pocket E) | 132 | About 134 to 140 sq m | ₹1.14 crore to ₹1.19 crore |
| Jahangirpuri | 17 | 64 to nearly 100 sq m | ₹43.36 lakh to ₹1.14 crore |
The prices do not include GST or maintenance charges, the Indian Express said. Plinth area is the built-up area of the flat, including its walls, so the usable floor space is smaller.
The discount on Narela flats is large in rupees. NewsPlainly’s calculation, assuming the 25% is taken off the listed price: a flat sold at ₹67.03 lakh after the discount would have been about ₹89.4 lakh before it, a cut of roughly ₹22 lakh. The reports did not give the pre-discount price, so this is an estimate from the percentage.

How to register for the DDA housing scheme 2026
Everything happens online on the DDA’s Awaas portal, eservices.dda.org.in, under the scheme title, the notification says according to PTI. The steps and costs the two reports give:
- Registration: open from 6 November. It costs a one-time ₹2,500, which is not refunded. If you are already registered on the Awaas portal, you do not need to register again.
- Booking: from 16 November. The reports give only the start date.
- Booking amount: ₹4 lakh for an MIG flat, on top of the registration fee, PTI reported.
- Inspection: buyers can see the flats before deciding, the Indian Express said.
So the money needed up front to book one of these MIG flats is ₹4,02,500. On the cheapest Narela flat, ₹67.03 lakh, that is about 6% of the price, by NewsPlainly’s calculation. The reports did not say how the rest is paid, or the last date for booking.
Why the DDA is pushing Narela flats
Narela, which the Indian Express says was recently renamed Vindhyachal, is one of the DDA’s three big planned sub-cities, with Dwarka and Rohini. Planning began in the late 1980s, building picked up in the early 2000s, and flats went on sale from about 2010. Residents have raised concerns over water supply, upkeep and security, and the DDA has struggled for years to find buyers there, the paper reported. The discounted sale is the latest of several steps to sell the flats.
Sales of DDA flats have picked up. Between April and October 2026 the DDA sold 9,332 flats, against 5,198 in the same months of 2025, the Indian Express reported. That is a rise of about 80%. Officials told the paper Narela made up more than 90% of this year’s sales.
| Category | Sold April to October 2026 | Sold in all of 2025-26 |
|---|---|---|
| Low income group (LIG) | 5,171 | 3,547 |
| Middle income group (MIG) | 1,704 | 1,580 |
| High income group (HIG) | 820 | 404 |
In seven months, sales in each category have already passed the whole of the last financial year. The DDA puts the demand down to better roads and planned projects: the Urban Extension Road-II (UER-II), finished last year; a proposed Rithala-Narela-Nathupur Metro line; and a proposed education hub. The Metro extension is expected to take another four to five years, the Indian Express said.

What buyers should check before 16 November
Three things about these DDA flats are not clear from the reports read. They did not say whether the MIG flats will go to whoever books first or by another method, what the payment schedule is after the ₹4 lakh, or whether the 25% discount applies to the Loknayakpuram and Jahangirpuri flats too; the Indian Express mentioned it only for Narela. The full notification on the Awaas portal is the place to check these, and the flats are open for inspection before booking.
